CC&Rs

CC&Rs refer to covenants, conditions, and restrictions that often come with buying houses, apartments, and other real estate in common interest communities.  These communities such as condominiums and co-ops have requirements when created that every property must follow such as noise restrictions and keeping grass cut. The CC&Rs come with the property when purchased and may be altered by the governing body such as homeowners’ associations (HOAs). A person may receive fines and other legally enforceable penalties by breaking the CC&Rs. So, it is recommended that one reviews the CC&Rs before purchasing a property. If the CC&Rs were not properly registered with the deed or break public policy, they might not be enforceable such as for restricting service animals on the property.
